Architectus is working with Sentinel Australia on a 240-apartment rental and mixed-use development in Adelaide’s inner-north – the first institutional Build-to-Rent community in the state.

Part of leading American property development and investment firm Sentinel Real Estate, Sentinel Australia will deliver and manage the premium, sustainable community. It’s situated in a prime location on the corner of Third and Gibson streets in Renewal SA’s Bowden precinct.

Purpose-built for renters 

Now approved for development, the 12-storey building plus mezzanine will be purpose-built for renters, with a range of apartment sizes and layouts to suit different households.

Architectus has designed the development to establish a strong sense of place. Its architecture and spaces will complement the character of the precinct while also adding new vibrancy to this growing ‘Urban Village’ in Adelaide.

A design in sync with its precinct

Our design scheme respects the precinct’s history and existing character while also considering emerging neighborhoods around the new development.

In keeping with the language of the streetscape, we have incorporated bricks at the ground level to reflect historic worker’s cottages and industrial heritage. We then added materials such as precast concrete and metal as the building extends upwards to capture a more recent industrial aesthetic in Bowden.

The upper levels are translucent, a design move that aligns the base of the building to the surrounding context. These levels also feature a contemporary finish to express a new identity and innovation.

A multi-connected, sustainable community 

Each distinct side of the development is designed to respond to local streetscapes, parklands and transport, and enhance the public realm experience for both residents and the community.

Canopies, recessed entrances, and active spaces punctuate and connect the building to its context and create a safe, inviting environment for pedestrians.

We also prioritised equitable amenities for residents. We have maximising access to solar and natural light within the apartments, reduced overshadowing to enhance views, and improved connections to the adjacent park and pedestrian links.
