99-109 Lorimer
Street
Close to the Yarra River and connected to Melbourne’s CBD, Docklands and new renewal areas, 99-109 Lorimer Street will become a vibrant mixed-use precinct for high-quality city living.
The developer Citinova’s four new towers and landscaped public plaza represent a gateway project for the emerging Fishermans Bend community.
An amenity-rich development
Designed with landscape architects, Mala Studio, and supported by planning consultants, Tract, the new precinct will feature generous open spaces for public use, including 3000 sqm of informal park areas, adventure playground, native gardens, and public art.
The development will connect to the Yarra River and expand on Melbourne’s “Green Spine” with landscaped pedestrian and cycling links, creating a new neighbourhood green hub for Lorimer Street.
Addressing demand for quality housing
Framing this landscape, three residential towers will deliver a high-quality development catering to diverse housing needs. The precinct will include close to 700 build-to-sell apartments, 350+ build-to-rent apartments and a 200-bed hotel with shared communal spaces. Of the apartments, 50 are designated for affordable housing with an additional 11 reserved for social housing.
Adaptable floor plates in the towers will provide a mix of studio, one-, and two-bedroom apartments with the option to combine adjoining layouts to create three-bedroom apartments. This future-proof scheme means the development can meet evolving housing needs without substantial changes.
Lorimer Street residents will be able to relax in communal lounges and libraries, take advantage of health and fitness amenities, and enjoy views towards the Yarra River and Port Philip Bay.
A sustainable development
Dedicated to sustainable and environmentally-friendly building practices, Citinova is committing to a 5-star Green Star sustainability target for this development.
Each tower will incorporate passive thermal design principles, maximising winter sun coming into living areas while integrating façade shading to control overheating in summer.
Citinova also promotes healthy building design. Residents will have access to clean, fresh air through winter gardens, advanced filtration, and low toxicity materials within the development. Lorimer Street will also be an all-electric development, avoiding the use of natural gas.
A great place to live, work and play
A mid-rise fourth tower will house 35,000 sqm of co-working and commercial office space, bringing people together through interconnected spaces to live, work and play.
A podium linking the four towers incorporates connections cutting through the blocks as well as vibrant laneways. An arts and culture hub, retail tenancies and an urban grocer are added drawcards.
With jobs, homes, shops, and recreational spaces located close to one another, Lorimer Street will be a model walkable neighbourhood. Ample secure bicycle parking, End-of-Trip facilities, and planned public transport links will support car-free connections to Melbourne’s city centre and beyond.
Embracing and enhancing Fishermans Bend
Designed as a cohesive ‘family’ of towers, each building will still have a unique identity and scale shaped by its use and siting. Materials and textures will take inspiration from the precinct’s industrial and maritime origins.
Staggered and oriented toward the site’s southern boundary, the towers will integrate seamlessly with the evolving Fishermans Bend skyline while minimising overshadowing to adjacent green spaces.
