Architectus won the design competition for Auswin TWT’s prestigious mixed-use development, New Life Darling Harbour, located at 495 Harris Street, Ultimo. Strategically located opposite the Ian Thorpe Aquatic Centre and next to the Ultimo Community Centre, the site was once the headquarters of Tabcorp for many years and offers one of the last substantial development opportunities in the suburb.
Our design is an elegant apartment complex, highly responsive to its site and the rich character of Ultimo and its neighbourhood. The multi-layered building steps down from nine-storeys along Harris Street to six levels facing Bulwara Lane, allowing for 200 apartments including penthouse, a broad range of single storey apartments and several two-level terrace apartments at street level. Ground floor retail and commercial space and two basement levels for vehicles and bicycles.
We put forward a bold design that covered the brief requirements and suggested new ways that the development could engage with the surrounding buildings. Instead of adhering to the prescribed envelopes – which virtually filled the site and provided minimum internal built form separation distances – the proposal extended and completed an existing lane network and provided a much larger central courtyard, reducing impacts on adjoining properties, increasing permeability and creating a new residential address for lane facing dwellings. The architects worked closely with our urban design and planning team to prepare a proposal that was non-compliant but demonstrably superior, in terms of urban design quality and amenity, to achieve a compelling development proposal.
