Located in the heart of Sydney’s central business district, Brookfield Place Sydney features a PCA Premium Grade, 6 Star Green Star, and 5.5 Star NABERS Energy rated office tower (10 Carrington Street). The restored heritage buildings of Shell House and 285 George Street, premium retail spaces, and a world-class Transit Hall for Wynyard Station are sweeping changes that improve the public domain. New pedestrian connections link George Street to Carrington Street, with generously expanded and integrated retail and hospitality tenancies. The result is a fully integrated Transit Oriented Development with a world-class identity and revitalisation of Carrington Street as one of Sydney’s premium addresses.
Following the Architectus-designed Stage 1 DA and subsequent international design competition process, Brookfield Properties appointed Architectus as Executive Architect to work with Make Architects on the landmark Brookfield Place Sydney project – from the design concept to construction completion.
The centrepiece 27-storey office tower at 10 Carrington Street features generous floor plates that offer a total net lettable area of 59 000 m2 and six roof terraces that provide 1700 m2 of outdoor space. The tower showcases a superb workplace design standard throughout, with quality facilities, amenities and finishes applied across a seamless and highly functional layout. The sustainable features include a façade system with automated blinds that respond to solar load, a chilled beam system along the perimeter, generous green terraces, and substantial end-of-trip facilities.
The tower’s design maximises its connections to the adjacent restored heritage buildings of 285 George Street and Shell House. The latter is one of Sydney’s finest surviving examples of the inter-war commercial palazzo style that fuses characteristics from Italian Renaissance architecture with the pre-skyscraper buildings of the early twentieth century. Shell House’s restored glazed terracotta-tiled façade breathes new life into the iconic building and emphasise connections between the old and new. Inside, floor plates of up to 3200 m2 span across both the heritage building and new tower. The 400-tonne modernist clock tower has been cleaned, restored, and modernised via a brilliant and daring engineering feat. The rooftop terrace embraces it with unrivalled food and beverage destinations. Further retail is provided at street level.
The dramatic, 13-metre high main entry to the Transit Hall at Wynyard Station was achieved by an innovatively designed and constructed core, which connects to the office tower above via a series of large shear walls which maximise space, light and visual connectivity. Two levels beneath the building, the concourse is an intricate system of paths that have been woven together to enable clear wayfinding for rail commuters and pedestrians and includes a variety of spaces for retail outlets. At the George Street level, the entry portal diverges into a through-site link that connects to Carrington Street – providing access to Wynyard Park, bus transport, and the CBD’s western edge beyond.
