We have designed the refurbishment of one of Dexus Property Group’s key commercial assets in Melbourne at 452 Flinders Street. The project addresses two key existing issues about the lobby space – entry orientation and access / circulation.
The revitalisation works include the refurbishment of the existing main entry lobby and the extension of the north-east façade towards Flinders Lane.
The main lift core of the building is positioned centrally facing Custom House Lane courtyard connecting both Flinders Street and Flinders Lane which does not provide much opportunity for signage. By defining clear circulation zones both inside and out, and utilising the building envelope to reduce the visual presence of existing columns, the lobby has become more open, improving both accessibility and sight lines.
Materiality plays a key role in providing feature elements within the space. A concrete render with subtle texture has been used to treat the outdated marble walls inside the building, while perforated metal screen cladding creates a homogeneous ceiling and screen feature, a second seating zone with semi private experience.
The commercial asset has been repositioned with a contemporary and generous foyer offering shared communal areas as well as more secluded workspaces. A warm colour palette softens the hard edges of the existing building envelope with well considered furniture and custom carpet selections while a linear feature lighting element connects the horizontal and vertical planes and adds a contemporary touch to the overall space.
