Architectus Conrad Gargett (formerly as ABM Architects) developed the master plan for the existing Big Top Shopping Centre site in Maroochydore, following a design competition win in 2000. The practice was then commissioned for the project design and documentation of the first stage of the new apartment and retail complex, named M1.
The site presented challenges due to its triangular nature and its proximity to Cornmeal Creek. However, the full development potential of the site was realised through rational planning decisions, minimising structural transfers, providing 77 apartments over 10 storeys. The southern aspect along Cornmeal Creek was integrated into the design with the inclusion of a retail promenade with apartments above. These podium apartments concealed the above ground car park, contributing positively to the streetscape and urban design philosophy of council. On the fringe of the Maroochydore CBD, M1 was designed with a distinct architectural language reflecting the regional qualities of climate and lifestyle.
It was noted by Sunshine Coast Regional Council as a new benchmark for architecture and urban design at that time.
