The Smith Street Build-to-Rent (BTR) project is a transformative redevelopment located in the inner-city suburb of Highgate. This mixed-tenure project will replace the former public housing site with a vibrant and inclusive community.
Offering a total of 109 apartments, the project includes a mix of social, affordable, and specialist disability rental units. Residents will also benefit from communal amenities such as a rooftop edible garden, residents’ lounge, a courtyard, library and car parking space as well as bike storage.
Inspired by the rich heritage and culture of Highgate, the Smith Street BTR project is built on three key principles: connection, community and quality.
Integrated with the community
– The site consists of two 3-4-storey buildings connected by an external stairway, creating a permeable street interface that enhances connection with the surrounding neighbourhood.
– A central community garden forms part of a broader landscape strategy, linking the site to nearby parks, including Hyde Park—a culturally significant site for the Whadjuk Noongar people.
– Curated communal spaces foster social interaction, physical activity, and relaxation, promoting a sense of belonging.
Healthy, high-quality homes
– Apartments are designed with robust, modular layouts that emphasise natural light, airflow, and strong connections to outdoor spaces.
– Includes NDIS-compliant apartments and two onsite overnight assistance units, providing essential support for residents with high physical support needs.
– Sustainability is embedded throughout, with features including passive ventilation and solar PV cells.
Developed by a consortium comprised of Tetris Capital and Community Housing Ltd, this project represents the state’s first private-public partnership to utilise a 52-year ground lease on state-owned land.
Smith Street BTR plays a vital role in the WA Government’s Housing Diversity Pipeline, contributing to the short- to medium-term delivery of social housing stock.
