Described as a once in a lifetime opportunity, the Urban Futures team at Architectus have worked in partnership with Western Sydney International Airport (WSI) to lead the master planning for landside commercial areas on airport land. This includes the expansive WSI Business Precinct and Terminal Plaza Precinct.
Our work has contributed to the Preliminary Draft Master Plan (2026-2045) document which has recently be put on exhibition by WSI.
A thriving + efficient hub
The 200-hectare WSI Business Precinct, centred around a dedicated Metro station, will create significant opportunities for commercial offices, light industrial, freight, logistics, and aviation-related services—all moments from the airport terminal.
Working with WSI and Tyrrell Studio, Architectus crafted the Preliminary draft master plan (2025-2045) and Development Control Plan (DCP) for the precinct. Our design prioritises a walkable, urban, high-amenity commercial core around the Metro station, seamlessly connected to the terminals. Larger commercial and industrial operations are strategically placed on the periphery, benefiting from superior road access and direct airside proximity.
The evolving heart of the airport
As WSI expands to two runways and four terminals—growing from 10 million to a planned 82 million passengers annually—the Terminal Plaza will become its vibrant heart. Architectus has developed a draft structure plan to guide the future expansion of commercial space, ground transport, and public realm within this pivotal area.
