Stage 1 will transform the eastern end of the Bell-Bardia housing site in Heidelberg West with 53 social and 51 affordable homes. These replace the 94 previous homes that were no longer fit for purpose, achieving a 10% net increase in housing at the site.

The development comprises two L-shaped buildings ranging from 4 storeys to 7 storeys. Each building features a mix of one-, 2-, and 3-bedroom apartments, offering high-quality amenities while achieving a 5-star Green Star rating and 7-star NatHERS average rating.

The layout emphasises functional and inviting spaces, including a community garden, covered outdoor seating area and quality landscaped spaces. Thoughtful placement of entrances, windows, glazed louvres, and breezeways optimises natural light and ventilation throughout living and shared spaces.

Integrated with landscape and neighbourhood

Reflecting Heidelberg West’s local character, the buildings feature robust materials such as brick, fibre cement and Colorbond. Fine-grain detailing at pedestrian levels fosters engagement while the upper levels recede to complement community scale.

Brickwork anchors the lower levels, transitioning to muted tones and sloped roofs, creating a village-like silhouette. Balustrades in powder-coated green evoke the foliage of culturally significant wattles, grounding the buildings in their natural surroundings.

The landscape design by Site Office seamlessly integrates the natural elements of nearby Darebin Creek into the site while retaining significant existing trees and creates community connections and through-site links between Bell and Bardia Streets.
