380 St Kilda Road is on the doorstep of a transformational infrastructure project – Melbourne Metro’s new ANZAC Station, which will reinvigorate the precinct with rapid connections to the city centre and wider metro area.
With the expected increase in people and activity in the area, Mirvac commissioned Architectus to reposition their property to attract and retain tenants by upgrading, improving and introducing new amenities.
Prime position near the city
This A-grade commercial property is prominently located at the city end of St Kilda Road and opposite the Royal Botanic Gardens. It features both an abundance of natural light and views to Port Phillip Bay.
Over its 15 levels, the building offers around 25000sqm of workspace, six podium levels of up to 2800sqm each, and tower floors spanning 1200sqm.
A new ground level experience
Mirvac’s aspiration was to improve the overall experience for people using 380 St Kilda Road by transforming the ground floor lobby including the entry and exit points, retail tenancies, collaborative spaces, and public and tenant amenities.
The asset renewal features new floor and wall finishes, a new lobby café, collaborative working spaces and sophisticated End-of-Trip facilities for occupants. An entirely new amenities design is also being applied throughout the base building.
