Immersed in the unique energy of Abbotsford, 222 Hoddle is situated at the crossroads of some of Melbourne’s busiest emerging commercial, education and entertainment precincts.
Abbotsford’s historically significant manufacturing district is evolving into a progressive business and hospitality destination attracting diverse local businesses and tenants.
222 Hoddle is informed by the architectural language of the precinct’s nearby warehouse façades.
The form and massing of the 10-storey building sensitively respond to varying adjacent commercial and residential properties.
The building establishes a dominant street wall as an emerging datum along the primary Hoddle Street frontage then steps down as it wraps around to Stafford Street to mediate the change in urban scale.
The ground floor connects seamlessly with the active urban street environment, while outdoor break-out spaces and terraces take advantage of shifts in the building’s envelope.
Challenging convention, the project’s mindful workplace design takes user experience to a new level.
The building is an ‘ecosystem’ of comfortable open work zones, social spaces to gather and collaborate, and more private areas for meetings and focused work.
Advanced technology is discreetly embedded throughout the building so the floors are warm, bright and inviting while still offering smart, connected work settings.
This flexible base building condition has resulted in a diverse mix of tenants such as media companies, co-working spaces and a gymnasium high up on Level 4. Tenants have cut internal stairs within the building and configured their tenancies in a variety of arrangements.
The design is underpinned by sustainability features including innovative passive façade design, renewable energy sources and water recycling systems.
