A key design objective for this 11 storey commercial building is to respond to the architectural language of neighbouring warehouse facade, characteristic of Abbotsford’s heritage architecture.

The project aspires to provide additional amenity to the Johnston Street precinct, setting a benchmark for quality commercial buildings within close proximity of Central Melbourne, whilst contributing to the growth of the Abbotsford business precinct.

Setbacks within the podium have been applied to sensitively acknowledge adjacent commercial and residential properties. The ground floor provides an active dialogue with the street, while outdoor break-out spaces and terraces take advantage of shifts in the building’s envelope, allowing occupants to engage with their surroundings.

Sustainable design and building practices are a core focus of the design, with Cross Laminated Timber (CLT) as an innovative structural system. The internal expression of this natural material brings significant benefits to building occupants. As well performing as a sustainable structural system, the visible expression of the CLT timber also forms part of the external facade design visible through its transparent glazing.
