155 Walker Street is a new hybrid mixed-use development that will contribute to the transformation of North Sydney’s commercial and residential core.
Developed with Freecity, the project brings together a 164-room hotel, 296 residential apartments (some that will qualify as affordable housing), and ground-floor retail and lobby spaces within a highly connected urban precinct—all with spectacular views of Sydney Harbour.
Located moments from North Sydney Station and key local amenities, the development strengthens an already vibrant part of the city while providing new opportunities for living, staying and gathering in one of Sydney’s fastest-growing centres.
Creating a connected urban destination
From the outset, we aimed to create a place that feels generous to residents, guests, and neighbours alike. An active streetscape and welcoming ground level contribute to the public realm, while a clear pedestrian connection between Walker Street and Doris Fitton Park allows for wider use of the site.
The 53-storey tower consolidates 51,858m² of gross floor area on a compact 1,928m² site, demonstrating how high-density development can deliver meaningful city-making outcomes while maintaining a relatively small footprint.
Apartments, a hotel, retail tenancies and good pedestrian connections form a dynamic destination for North Sydney’s growing residential and commercial population.
Sustainability at the core
Sustainability drove every major decision on the project.
The fully electric building removes on-site fossil fuels and prepares the development to operate at net zero as the grid decarbonises.
High-performance façades, efficient services and all-electric systems support a minimum 61% reduction in energy consumption for the residential component, along with a 40% reduction in potable water use.
Other key sustainability initiatives include:
-Rooftop solar photovoltaic panels
-4-Star NABERS Energy rating target
-Regenerative lift technology
-Smart metering and building monitoring systems
-Low-VOC materials throughout the development
-Minimum 75% construction waste diversion
-Landscape planting with at least 70% native species.
These measures reduce operational carbon emissions, lower resource consumption, and support healthier, more resilient environments for residents, visitors, and other users.
A collaborative project
155 Walker Street reflects a collaborative approach between Architectus and a multidisciplinary consultant team including Freecity, Urbis, Robert Bird Group, Collective Engineering, E-LAB Consulting and AMA Archaeological as First Nations consultant.
The project sets a new benchmark for environmentally responsible mixed-use development, demonstrating how density, sustainability, and urban connectivity can be successfully integrated in a tower development.
