Sydney’s newest premium boutique office space

The Architectus design team worked with client John Holland to bring to life a new boutique commercial building on a prime CBD site.

Today Architectus celebrated the completion of Sydney’s newest premium office tower, 275 George.

Commanding a prime corner location in Sydney’s CBD, 275 George comprises 7300 square metres of new Premium and Grade A boutique office across 15 levels, and retail on the ground floor and level one.

Responding to its heritage context, 275 George’s exterior architecture integrates locally sourced natural sandstone with a contemporary glass profile.

The completed tower combines the best of high-quality bespoke workplace design with striking exterior architecture, which thoughtfully integrates locally sourced natural sandstone with a contemporary glass profile to respond to the building’s heritage context. Inside the building, natural materials such as sandstone and bronze continue to be highlighted, and premium commercial amenities provide a curated workday experience for building users.

Architectus Principal and Sydney Studio Leader, Colin Odbert said: “275 George is an elegant and sensitive addition to Sydney’s CBD, notable for its crisp façade detailing and use of local sandstone.

“The design takes advantage of the building’s central location, with excellent links to transport interchanges and spectacular views to the north on higher levels.

“After commencing initial feasibility studies in 2012, Architectus’ design team, led by Ray Brown, Terrence Chau and myself, are very proud to celebrate the Practical Completion of this sophisticated project,” said Mr Odbert.

Set on a smaller floorplate, a key focus for the design team was to maximise available workspace for tenants. To achieve this, columns were eliminated from the floors with a 15 metre column free span from lift core to façade designed to enable greater flexibility and interconnectivity for workers.

Another key design focus was to improve environmental building outcomes. The completed project has achieved a 5 Star Green Star rating and is targeting a 5 Star NABERS Energy rating. Features such as high-performance glazing on windows, sensor and targeted HVAZ systems, 100 percent LED lighting and a greater use of natural and locally sourced building materials support the positive sustainability outcome.

John Holland Executive General Manager Development and Investments, Tom Roche, said the premium new development would stand the test of time.

“275 George is a testament to the strong collaboration between developer and architect. We are extremely proud to provide our customers with this new standard in workplace. From adaptable workspaces, upgrades in technology to reflect the post pandemic requirements and an emphasis on occupant comfort through health, wellbeing and green credentials, 275 George is perfectly situated to further enhance Sydney’s CBD,” Mr Roche said.

275 George offers unrivalled connectivity at the centre of George Street’s transformation. It lies adjacent to Wynyard Station and is only metres from the new Sydney Light Rail.

The development is one of only a few office buildings to successfully reach completion in Sydney this year.
