‘Planned Precincts’ are one of the NSW’s Government’s primary means for planning for Sydney’s growth. The State led rezoning process provides the opportunity for councils to work collaboratively with the NSW Government to increase development capacity in well-serviced, strategic locations. The aim of the process is coordinated growth – ensuring that renewal delivers new infrastructure, open space, new connections, jobs as well as housing.

Architectus provided design and planning services on three of these major centres. The latest to be completed is the plan for two suburbs in the south of Sydney – Arncliffe and Banksia.

The approach was to increase densities and plan for beautiful, well-spaced towers, new parks and connections in the areas adjacent to the two train stations.

A precinct approach to the analysis and testing ensured that renewal would not compromise the unique character of great streets and neighbourhoods.

The project team worked through challenges such as land fragmentation and balancing the need for organised amalgamation with the need to protect grain and texture, complex topography and constraints related to Sydney Airport. A key outcome for the project was the identification and justification for a new local park in the Wolli Creek precinct to ensure residents and workers have places to meet, be healthy, relax and be part of a community.
